Job: Country Commercial ManagerDirectly Reports to: Commercial DirectorLocation: Riyadh, KSA Are you a commercial leader with a passion for high-end and luxury interior fit-out projects? We’re looking for a Country Commercial Manager to join our growing team and lead our commercial strategy across hospitality, retail, and premium commercial sectors. Qualifications/Requirements:15–20 years of commercial management experience in fit-out contracting (not consultancy)Minimum 5 years in senior leadership roleProven track record with high-end/luxury interior fit-out projects across hospitality, retail, or commercial sectorsStrong FIDIC contract experience and ability to manage claims, variations, EOTs independentlyBackground in Quantity Surveying or Commercial ManagementMRICS or equivalent certification preferredCandidates should be strong, self-motivated leaders with a proactive approach, not limited by a typical 9-to-5 mindset. Candidate Must-Haves:High end finishingGCC experience required; KSA experience preferredStable Career HistoryMain Contractor Experience Client-facing commercial roles are preferredPreferably Westerner but still open for other nationals who speaks English fluently Job PurposeTo lead the commercial function across all projects within a country or region, ensuring strategic commercial governance, risk mitigation, profitability, and alignment with the client’s business objectives.Focus AreasLeadership & oversight of all commercial activitiesContract management, risk assessment, & claims strategyStakeholder alignment & reporting at senior executive level ResponsibilitiesOversee the commercial performance of all fitout and construction projects within the assigned region.Develop and implement commercial strategies aligned with corporate goals.Lead contract negotiations with clients, consultants, and subcontractors on all projects.Monitor and manage commercial risk exposure, ensuring risk registers are maintained and updated.Support bid teams with commercial inputs and strategic pricing recommendations and contract review.Manage commercial resources and the allocation to various projects based on a deployment chart aligned to the projects budget and requirement.Ensure compliance with contract conditions and legal obligations across the portfolio.Oversee and generate as required monthly valuations, cost reporting, cash flow forecasts, and financial statements.Guide and mentor commercial managers and senior quantity surveyors in best practices and procedures.Liaise with legal and corporate departments on dispute resolution, claims, insurance matters, LC requirements and project bond requirements.Champion continuous improvement initiatives in commercial processes and systems.Provide leadership-level reporting on commercial KPIs to the Group Commercial Director and senior board.Undertake any other reasonable duties and/or responsibilities as required by management, to meet the needs of the business. Skills and Competencies - EssentialStrategic leadership and commercial acumen at enterprise level.Expert knowledge of contract law, procurement, and claims processes.Excellent negotiation and conflict resolution skills.Proficiency in MS Office Suite (Word, Excel, PowerPoint).Strong financial forecasting, reporting, and budgeting expertiseAbility to lead diverse commercial teams and manage stakeholders across all levels on multiple projects.Regional or Middle East commercial experience in construction preferably fitout.Excellent written and verbal communication skills.
